House Rules, Rental Conditions & Spa Etiquette

Welcome to our Premium Retreat! We wish you an unforgettable and relaxing stay. In the interest of mutual respect and harmony, please read the following conditions and rules carefully.

🔑 1. Arrival, Access & Parking

• Exclusive Use: The separate apartment, its corresponding terrace area, and the designated parking space are at your exclusive disposal during your stay. The apartment has a separate entrance accessible via the terrace.
• Keyless Access via App: For entry, please download the ABUS App from the App Store and register in advance. Please provide us with your email address in good time so that we can set up your digital access. You can open the apartment door from the terrace using the app. Upon your arrival, the door is typically unlocked.
• Directions: Access to the terrace is through the gate on the left side of the front building. Enter the terrace through the glass door. Before reaching the pool, turn right and walk to the end of the terrace. The terrace doors to your apartment are on the right-hand side.
• Parking: Please park your vehicle directly on the street in front of the house or in one of the available parking spaces in our courtyard.
• Personal Welcome: We are, of course, happy to welcome you in person by prior appointment. Please ring the bell at the main entrance or contact us by phone at 0151 / 12782080.

🛏️ 2. General Housing Rules, Media & Comfort

• Quiet Hours: In the interest of maintaining good relations with our neighbors and ensuring your own relaxation, statutory quiet hours apply between 10:00 PM and 7:00 AM. Please adjust the volume in the outdoor area (terrace, pool) accordingly during these times.
• Smoking Ban: A strict smoking ban applies throughout the entire indoor area of the apartment. Smoking is permitted on the terrace, provided that the provided ashtrays are used.
• Smart TV: A modern Smart TV with direct access to Netflix and Prime Video is at your disposal in the living area.
• Voice Assistant (Alexa): An Alexa device with Amazon Music access is ready for you in the bedroom. The wake word is "Computer". If you do not wish to use it, you can easily unplug it.
• Washing Machine & Dryer: Both appliances are available on-site. We charge a flat fee of 5.00 € per wash or dry cycle (including detergent). Please log your usage honestly on the provided mini-market list.

🧖‍♂️ 3. Spa & Gym Etiquette (Pool, Sauna & Fitness Room)

We are delighted to share these special amenities with you as a complimentary bonus! To ensure they remain a sanctuary of relaxation, we ask that you strictly adhere to the following rules:

⏱️ Operating Hours for all Amenities & Wellness Options:

• Weekdays (Monday – Thursday): 4:00 PM to 9:00 PM
• Weekends (Friday & Saturday): 4:00 PM to 10:00 PM

🚿 General & Hygiene:

• Shower First: Please shower thoroughly before using the pool or the sauna. This protects the filtration systems and ensures optimal water quality.
• Strict Glass Ban: Due to the severe risk of injury from broken shards, a strict glass ban applies throughout the entire pool, sauna, and spa area (including glasses, bottles, etc.). Please use unbreakable containers for drinks (plastic glasses are provided).
• No Outdoor Shoes: Please only step onto the terrace, pool deck, wellness area, and gym wearing clean flip-flops or clean sports shoes (inside the gym). If you have forgotten these, they can generally be purchased on-site.
• Lounger Usage: Please always use beach towels on the loungers. Beach towels are available for rent subject to availability at 10.00 € per person per stay.

🧖‍♀️ Sauna Rules:

• No Sweat on the Wood: Please always place a sufficiently large towel underneath your entire body (including your feet!) whenever you sit or lie on the wooden benches.
• Textile Rental: Should you require a sauna towel or a bathrobe, these can be rented subject to availability for a fee of 10.00 € each per person per stay.
• Infusions (Aufguss): Infusion oils are not included; the selection in the sauna area is private property. However, please feel free to speak to us if you would like to enjoy a sauna infusion.
• Retain Heat: Please ensure that the sauna door is always closed swiftly so that the heat does not escape.
• After Saunieren: Please leave the door open after the final use to allow the cabin to air out, and switch off the stove properly according to instructions.

🏊‍♂️ Pool Rules (Large Outdoor Pool):

• Safety: Do not jump or dive from the pool edge. Children may only use the pool area under the constant supervision of adults.
• Avoid Wetness: Please dry yourself off thoroughly before entering the living quarters to prevent slipping hazards and water damage to the flooring.

🏋️‍♂️ Gym Rules (Fitness Room):

• Hygiene: Please wipe down the padding and equipment after use with the provided disinfectant. Always place a towel on the mats and weight bench during your workout.
• Order: Please return dumbbells and weights to their original places after your training.
• Personal Training: Exclusive training sessions with a professional, certified Personal Trainer & Medical Trainer can be booked on-site. Rates: From 50.00 € per 50 minutes. Prior appointment booking is mandatory.

💧 4. Hot Tub Usage (On-Site Paid Service)

Our premium hot tub can be flexibly booked on-site as a wellness package. The operating hours mentioned above (until 9:00 PM or 10:00 PM) must be observed.

⏱ Rates & Seasons (2-Hour Package):

• Summer Season (May – September): 50.00 €
  The Ultimate Upgrade: 2 hours of exclusive hot tub use, including free access to our large outdoor pool for the perfect refreshment in between.
• Winter Season (October – April): 35.00 €
  The Winter Wellness Package: 2 hours of soothing relaxation in the hot tub under the open sky (the large outdoor pool is closed during the winter).

Process: Please simply let us know at least 2 hours in advance. We will bring the water to a comfortable temperature, check the quality, uncover the tub, and start the system for you. Billing is handled seamlessly upon departure.

🚿 Hygiene & Usage Rules:

• Showering: Please shower thoroughly with soap before entering the water. Residual sunblock, body lotion, or perfume cloud the water and clog the filters.
• Attire & Health: Usage is only permitted with clean swimwear. Access is strictly prohibited in the case of open wounds, infections, or cardiovascular health issues.
• Prohibitions: Eating inside the water is prohibited. Alcohol is only permitted in moderation. No external bath additives (foams, oils, salts) may be used, as they destroy the filtration technology.

🧼 Following Relaxation:

Once your 2 hours are up, please only turn off the massage jets and the lighting on the hot tub display. Please close the thermal cover and let us know briefly. We will handle the disinfection and technical check.

🛒 5. Mini-Market, Kitchen Cupboard & Drugstore Corner

Our "Mini-Market" is built on trust and operates seamlessly via self-service.

🍿 The Mini-Market (In the Kitchen Cupboard):

• In the specially marked kitchen cupboard, you will find savory and sweet snacks, pasta, sauces, non-perishable provisions, and a selection of beverages.
• Coffee & Tea: You will also find matching coffee pads for the machine as well as various tea bags here.
• Need Restocking? Should a certain item be empty, just let us know briefly – we are happy to restock upon request!

🧴 Drugstore Items (In the Bathroom):

We have set up a small emergency corner in the bathroom with drugstore items (e.g., toothbrushes, shaving kits, feminine hygiene products, blister plasters, or sunscreen) in case you forgot something at home. We are happy to restock these as needed.

📝 How Billing Works:

• Prices Marked Directly on Products: All items are labeled directly with their respective price.
• Logging: Please log all taken items (including laundry cycles used) honestly on the displayed mini-market list.
• Payment: Add up the total amount for your consumed products, place the cash in the attached envelope, and leave it on the kitchen table before your departure.

🎉 6. Events, Photoshoots & Commercial Utilization

Our retreat is a place of peace. Any form of usage that extends beyond a standard holiday is strictly subject to registration and the following conditions:

• Outdoor Area Only: Any events, celebrations, coachings, or commercial uses are restricted without exception to the outdoor area (terrace/garden). The interior of the apartment is not available for these purposes.
• Events & Celebrations: Events must be discussed with the host in advance and paid for separately. For approved events, we charge a flat fee of 50.00 € per external guest as well as a cleaning flat fee of at least 150.00 €. Overnight stays for external guests are not included and must be booked separately.
• Equipment & Furnishings: For events, we exclusively provide the location (the open outdoor space). All required equipment (technology, catering supplies, etc.) and complete furnishings (tables, chairs) must be brought by the guest. Moving furniture or decorative items from the apartment outside is strictly prohibited.
• Photoshoots & Film Shoots: Professional shoots or video productions in the outdoor area are subject to approval and will be invoiced separately at 500.00 € to 1,500.00 € per day (depending on scope, plus cleaning costs).
• Consequences: Unregistered events, shoots, or unauthorized expansion of a gathering into the indoor areas constitute a breach of contract. They will result in the immediate termination of your stay without entitlement to a refund, and full fees will be invoiced retroactively.

🧹 7. Gas Grill & Check-out (Departure by 10:00 AM)

Please strictly follow these points when leaving the apartment on departure day to avoid additional cleaning charges:

• Report Damage: Accidents happen – if a mishap occurs or something is damaged during your stay, please let us know before checking out. Knowing in advance allows us to resolve it smoothly and replace it directly for the next guests.
• Linens: Gather all used towels and bathrobes into a pile and place them inside the shower.
• Kitchen & Appliances: All utilized kitchen appliances and utensils must be thoroughly cleaned and food waste disposed of before departure. Please also empty the refrigerator completely. Failure to do so will result in the following additional cleaning fees:
  • Uncleaned electrical appliances (e.g., oven, microwave, coffee machine): 50.00 €
  • Uncleaned kitchen utensils (dishes, pots, pans, cutlery): 25.00 € *(You are welcome to leave the dishwasher running on departure day – please simply switch it on before leaving).*
• Gas Grill: If you wish to use the gas grill, we provide this free of charge (please register on-site. As it is a complimentary extra, there is no guarantee of availability, e.g., in case of empty gas or a technical defect). The grill must be thoroughly cleaned after use. If it is left uncleaned upon departure, a cleaning fee of 50.00 € will be charged.
• Waste Disposal: Dispose of your waste separately in the designated trash bins located at the terrace entrance.
• Floors & Energy: The apartment should be left swept clean. Please turn off all lights and turn down the heating/air conditioning.
• Locking up: Pull the door firmly shut when leaving and lock it securely again via the ABUS App.

⚖️ 8. Honesty, Shortages & Theft

• Mini-Market & Drugstore: Removing products without logging them on the mini-market list and without corresponding payment will be treated retroactively as theft and reported to the respective booking platform.
• Linens & Textiles: The provided towels and bathrobes remain property of the house. Should any items be missing upon departure, they will be invoiced as follows:
  • Bathrobe: 60.00 € per piece
  • Large sauna towel / Bath towel: 35.00 € per piece
  • Standard towel: 15.00 € per piece
• Inventory: The theft or intentional damage of furnishings, decoration, or technical devices will be charged at replacement value plus an administrative handling fee.

⚖️ 9. Disclaimer of Liability & Legal Provisions

(1) The utilization of the rental property (including the outdoor facilities, pool, hot tub, fitness room, sauna, and all other areas) as well as all fixtures contained therein is undertaken by the Lessee, their family members, accompanying persons, and visitors entirely at their own risk, hazard, and liability.

(2) The owner assumes no liability for damages, thefts, losses, or accidents incurred by the Lessee or third parties in connection with the usage. The owner's liability is strictly limited to intent and gross negligence.

(3) The aforementioned limitation of liability does not apply to damages arising from injury to life, body, or health resulting from a negligent or intentional breach of duty by the owner or one of their vicarious agents.

(4) The Lessee hereby indemnifies the owner from any and all liability claims asserted against the owner by third parties (in particular by visitors or guests of the Lessee) in connection with the use of the rental property, unless the owner caused the damage intentionally or through gross negligence.
